The imposing yellow-painted three storeys of the old farmhouse can be seen from the road to Tolentino, set on a steep hillside, surrounded by trees and home to carpets of poppies in May followed by Sunflowers in August. With some sympathetic restoration remembering its history, it has now been transformed into and eight bedroom country house with generous en-suite bathrooms, a restaurant, bar and lounge area, plus a pool overlooking mountains.

Bedrooms The en-suite bedrooms are spacious, some with original marble tiles and furnished simply with beech furniture, mosquito nets and fans for summer months. There are views from the rooms over the surrounding countryside – beautifully manicured fields and the mountains –there’s even one with a skylight to gaze at the stars. There are five double rooms and one single, with two doubles able to accommodate two extra beds and two bedrooms able to cater for one extra bed each, making them ideal for families or single sex parties.

Bathrooms The bathrooms are tiled and equipped with pulsating power showers and hairdryers.

Lounge & Dining Area There is a spacious dining room with bar and lounge area set next to the restaurant terrace, overlooking the pool and mountains.

Outside Tables & chairs, sun-loungers & swinging chair are provided. The kidney shaped pool is surrounded by cotto tiles and a grassed area. There are shady areas for those not wishing to indulge in sunbathing and gazebos on the tiled terrace to provide a little more shade, plus many fruit, olive and walnut trees. Ongoing landscaping will provide more seating areas, a vegetable garden and a rose walk during 2005/2006.

Parking There is a large, graveled car park to the rear of the property

Incidentals Towels and linen are provided.
We are able to arrange babysitting with notice.
Extra beds, high chair, travel cot and beach towels available on request.
Telephone calls will be charged according to duration and destination.
PRICING

PLEASE NOTE As we are a small business, we require full payment on confirmation of your booking, unless otherwise negotiated. This will be invoiced by email with details of how to make your payment. Payment should be made by credit cards (Visa and Mastercard) and Bancomat (available in Italy) are accepted.

FUTURE PLANS From 2006 for those who love sailing and the ocean, we will be offering an alternative break. After a week at Villa Sibillini, relaxing and exploring the fabulous scenery and hilltop towns, guests will be whisked off to Ancona to experience a week on the Adriatic. We are linking with Barracuda, a traditionally, gaffed rig ketch, which will offer full board accommodation, incredible food prepared by the resident chef and the opportunity to discover the Croatian islands. She has an incredible history being built for the German Navy for World War two and used to drop spies off the coast of France. Barracuda really is spectacular and caused much excitement when she arrived in Viareggio, where she is currently undergoing complete refurbishment to offer luxury berths and lounge areas before reappearing in 2006 ready for the season. Caribinieri outriders escorted her along the Passagiata before she completely blocked some of the smaller streets and just managed to squeeze over the canal bridges. There could also be some high profile guests and crew to rub shoulders with, as one of the partners ranks high amongst A list celebrities. Who could this be – you’ll have to book to find out!
